New study shows how pedal desks can help people who sit all day

New study shows how pedal desks can help people who sit all dayNew study shows how pedal desks can help people who sit all dayWe know that sitting all day at work is bad for our health, but new science on standing desks have found that standing at work is not the solution to a sedentary lifestyle either. In a long-termstudyof 38,000 people, those who stood or walked for more than six hours each day at workhad up to three times the risk of surgery for varicose veins, which is associated with higher heart failure risk.As Aaron Carroll explained in theNew York Times about why standing desks are overrated Standing is not an exercise the health benefit that could actually help sedentary workers. So standing desks may not be the cure-all to our unhealthy habits at work. But what if there was a way to get exercise at your desk?Enter the pedal desk.A new study shows the benefits of a pedal deskIn a new pilot study, University of Massachusetts Amherst researchers said employees may be able to get exercise benefits from a pedal desk without experiencing any drawbacks on their productivity.Since there are no commercial pedal desks, the researchers created a prototype pedal desk and got 12 sedentary employees to use them. They found thatemployees using the pedal desk needed less insulin to maintain blood sugar levels, suggesting that the pedal desk boosted participants metabolism. The alternatives to sitting at a desk such as a standing desk or treadmill desk come with the risk of standing too long, the researchers said. The advantage of a standing desk is its adaptability to a workers needs.A pedal desk can be used in a seated stelle at the users own pace for as little or as much time as the worker chooses, the researchers said in the statement. With a pedal desk, employees can integrate light exercise into their workday when it is convenient for them. Ultimately though, the best exercise is one that you will actually do. You can get up and walk around, or if you are part of a pilot study, you can pedal your feet at your desk. The benefit of a pedal desk is that it gives sedentary employees more options on how they can move.

Know What Subleases Entail in Commercial Real Estate

Know What Subleases Entail in Commercial Real EstateKnow What Subleases Entail in Commercial Real EstateA sublease is a lease orrental agreement between a tenant who already holds a lease to a commercial space or property and another party- called the sublessee or subtenant- who wants to use part or all of that space. The tenant assigns or gives certain rights to the sublessee that he holds under the terms of his own original lease with the landlord. Who Pays the Rent A sublessee pays her rent to the original tenant, who is commonly called the sublessor. She may either share the rented space with the sublessor or take over the entire space from him. She doesnt pay her rent directly to the landlord. The sublessor remains legally responsible for the rent payments to the landlordunder the terms of the original lease. If the sublessee doesnt remit the rent, the sublessormust pay it out of his own pocket or risk violating the terms of the original lease. Its always a good idea to scre en your potential subtenant for this reason. Take a look at her credit report before entering into a sublease with her. Theres usually no rule that says a sublessor cant charge the sublessee more rent than he is currently paying to the landlord under the terms of his own lease, but state laws can vary, so check before you try to turn a profit on the arrangement. The Potential for Damages Likewise, the original tenant or sublessor would be legally responsible for the cost of repairs if the subtenant damages the property in some way, unless this eventuality is covered in the sublease. Even then, the sublessor remains responsible for the damage under his original contract or lease with the landlord if the subtenant defaults and refuses to pay up. A sublease doesnt supersede the original lease. Its more of a private arrangement between the sublessor and the sublessee. Assignable Rights A sublessor cannot legally assign rights toa sublessee that he doesnt already hold under the t erms of his own lease or rental arrangement with the landlord. For example, the leased space may be in a large complex with certain parking slots awarded to each tenant. The sublessor cant grant more parking slots than he has a right to under the terms of his original lease, although he is within his or her rights to give less. Landlord Approval A sublessor cannot sublet his premises unless he is permitted to do so according to the terms contained in his own lease. If the lease is silent with regard to subletting- it doesnt say that subletting is prohibited but it doesnt specifically allow it either- he can approach the landlord for permission and ideally get that permission in writing. Otherwise, its entirely possible that the landlord would have grounds for eviction, particularly if the sublessor has vacated the premises and turned it over entirely to the sublessee. In that case, the landlord would have an unknown third party in his property. Should he take legal steps to remo ve the sublessee from the premises, the sublessee might have legal recourse against the sublessor for entering into an insupportable agreement and assigning rights that he had no entitlement to assign. Some larger cities have ordinances in distributions-mix that obligate landlords to accept subleases, but this can be more common with residential properties than with commercial properties. If youre thinking of entering into such an arrangement, consult with your landlord and possibly a local attorney. Subleasing can be a wise move in commercial real estate, but both the subleasee and the sublessor have to be aware of their rights and responsibilities under the law.

Questions to Ask in a Job Interview

Questions to Ask in a Job InterviewQuestions to Ask in a Job InterviewWhether youre new to the job-search game or have been around the block a few times, theres always that sinking feeling in the pit of your stomach towards the end of the bewerbungseinstellungsgesprch. That dread of anticipation is due solely to the inevitable do you have any questions segment of the interview process. We know, it seems a bit unfair. The interviewer should be quizzing for your qualifications and background, not the other way around. The fact of the matter is though that candidate questions, and good ones at that, are expected and can actually make the difference between a thanks, but no thanks and a job offer. Questions are an opportunity for a candidate to find out more about a potential employer as well as a gunst der stunde for the interviewer to assess critical thinking skills as well as the applicants interest in the position. Willing to give in to the inevitable and conquer your fear of the que stion round? Here are a few pointers when it comes to asking questions in an interview.Dont Show Up UnpreparedYou wouldnt show up to an interview without a suit and a shower, would you? (If you answered that you would, we have a few articles you may want to read STAT) So why would you not prepare for the inevitable do you have any questions by formulating a few in advance. Basic research on a companys website and media presence, as well as a review of the job description, should be a great place to start.Ask for clarity on things like start time, group configuration, whether youll have any management responsibilities and the history of the position. Each of these will help indicate your interest in the position as well as give an example of your level of engagement and how well you understand the current role. Just like those dust bunnies behind the bedroom door, ignoring the questions youll need to ask wont make them go away but will make you appear silly come interview day.Encoura ge a DialogThere are few things worse in an interview than a series of yes/no questions and replies between candidate and interviewer. With that in mind, keep your questions open-ended and encourage explanation. Instead of how many reports will I have, try to instead ask about team dynamics to kickstart a dialog on not just the number of teammates but also how they fit together within the broader organization.Show Off Your ResearchWhenever possible, ask interview questions that give your conversant a clue youve done your research on the company and position. Lead off your questions with statements of observations with a follow-up question. A great example of this approach would be I see the company had a great 4th quarter how would my team contribute to that? Not only will you get the interviewer talking about their company, youll also show that you cared enough about the position to dig into the details on your own. What Not to AskNo good list of interviewee questions would be compl ete without a few warnings on topics to avoid in the interview room. Generally speaking, you should not ask about pay or benefit information unless the interviewer brings up the topic first. Be cautious when asking about remote work opportunities to avoid appearing uncommitted at the start. Last but not least, stay away from personal topics of the interviewer such as children, home ownership, or marital status. Not only are these often illegal topics in an interview, they can also make the conversation uncomfortable and leave a poor impression in the interviewers mind.Looking for a few more ideas to get you started? While you should always craft your answers for the job at hand, here are some generic starter questions to help in a pinch or to serve as a starting spot for your own personalized questions during your interview What are the day-to-day responsibilities of the position? If Im hired, what would my first project be? Is this a new position? If so, why welches it created? If not, what did the last person in this job move onto and why? What advancement and educational opportunities are available for this position and in this company? Can you tell me about the company culture? What are the biggest challenges that you are facing as a company? In this department? Whats the management style of the company? Of the direct manager for this position? What attracted you to this company or your role here? When will a decision be made about the person hired? Can I contact you if I have any other questions?
